BUSINESS OPERATION: As mentioned in the introduction, the nursery business has grown and flourished tremendously since it was started and while sales have increased, the percentage of expenses to sales has decreased due to improved efficiency. All the larger trees at the new sports complex in Klamath Falls Oregon were supplied by this nursery, some of which had to be trucked in via lowboy. Since they have the only large tree digger in the area, they have the capability to handle larger trees.

Outdoor weddings are becoming more and more popular, and several have been held in this beautiful setting. More weddings are already booked for the coming year. Other special events such as birthday parties, club meetings, company picnics, reunions, etc. are also featured. These events can be quite profitable.

This property also lends itself well for trail riding, wagon and sleigh rides, hiking, bike riding, quad riding or just a chance to get away. And, just across the road lies thousands of acres of BLM land on which to enjoy these and other activities. There is a definite demand for these activities among city dwellers who are willing to pay for the opportunity.

VALLEY FALLS STORE:

A great opportunity for an enterprising couple to live and work in a beautiful part of south central Oregon. Located at the junction of highways 395 and 31, approximately 23 miles north of Lakeview Oregon, this old country store is rich with history and tradition. It features the store, gas station, a single wide home (rented), a one plus acre pasture and approximately one half acre of open space behind the store with plenty of room to hold community gatherings, picnics, barbeques, auction sales, etc. There is a total of 2.34 acres.

The store features a deli, and of course, soft drinks, snacks, candy, cappuccino, ice cream and many other small items of interest to tourists and visitors. Past owners have carried such merchandise as guns & ammo, fishing tackle, saddles & tack, livestock feeds and costume jewelry. This is the last chance to buy gas for at least 60 miles on Hwy 395.

This business was doing very well until, for personal reasons, the owners made a decision to close the store and sell the property. It is priced well below the assessed value.  The store recently opened back up and is doing well.
