SOUTHERN OREGON NURSERY:
Look at this rapidly expanding business in Klamath County Oregon
on approximately 30 acres. It has 2 homes, barn with tack room,

LOCATION:
Two miles north of the small
town of Bonanza Oregon. Bonanza is a quiet community in the southern
part of Klamath County. It has a general store, convenience store and
gas station, restaurant and lounge, K through 12 schools and emergency
services such as fire department, home health, ambulance service, etc.
Bonanza is approximately 20 miles from Klamath Falls which has a
population of approximately 50,000 and offers just about everything one
needs in the line of shopping. Several large grocery stores, Wal-Mart,
Big R, Home Depot, Fred Meyer, many restaurants, equipment dealerships
and more. There are a number of good doctors and a large modern
hospital. Klamath Falls also has an airport with commercial service.
CLIMATE:
This part of Oregon has a four
seasons climate and is much dryer and far less humid than the part of
the state west of the Cascade Mountains. Normally there are 300 plus
days of sunshine. Average precipitation is 14 to 16 inches. Growing
season is about 105 days.
TOPOGRAPHY:
Mostly level with
elevation at about 4100 feet above sea level.
LAND:
This property is diversified and unique. The approximately 20 acres of
nursery, home sites and horse paddocks is very fertile soil. It is
beautifully landscaped and well kept.
WATER:
Water rights for 19.9 acres is
supplied by a 12 inch well, 125 feet deep that produces 500 gallons per
minute. There are two domestic wells on the property. However, both
dwellings are serviced by one well that is 8 inches by 165 feet and
produces 100 GPM. The other one ( 6” X 105’, 25 GPM ) is unused, but
available. There are two Koi fish ponds near the nursery that are kept
full year round. There is a larger, approximately one to one and one

Mule Deer are abundant and
there are many species of small birds and mammals, waterfowl and also

BUSINESS
OPERATION: As mentioned
in the introduction, the nursery business has grown and flourished
tremendously since it was started and while sales have increased, the
percentage of expenses to sales has decreased due to improved
efficiency. Owners have contracts to supply trees to several entities
annually. All the larger trees at the new sports complex in Klamath
Falls Oregon were supplied by this nursery, some of which had to be
trucked in via lowboy. Since they have the only large tree digger in the
area, they have the capability to handle larger trees.
Outdoor weddings are
becoming more and more popular, and several have been held in this
beautiful setting. More weddings are already booked for the coming year.
Other special events such as birthday parties, club meetings, company
picnics, reunions, etc. are also featured. These events can be quite
profitable.
This property also
lends itself well for trail riding, wagon and sleigh rides, hiking, bike
riding, quad riding or just a chance to get away. And, just across the
road lies thousands of acres of BLM land on which to enjoy these and
