RUSTAN RANCH: Many, many
possibilities for this ranch. 1,677 total acres featuring
140 acres irrigated pasture and hay ground, 200 acres sub
irrigated pasture, 120 acres crop land, 1,200 acres hill
ground, 3 homes, 3 barns, shop, machine barn, corrals, 3
ponds and stream. Plus 2 geothermal artesian wells. The
property borders National Forest. Recreation opportunities
are many and the property qualifies for 3 Land Owner
Preference Tags for all hunts.
Approximately 1,360 acres with the sub
irrigated lakefront pasture, most of the crop land, 2 homes,
barns, corrals, 3 ponds, both geothermal wells and hill
ground that borders National Forest can be purchased
separately for $1,450,000. This part would still qualify for
3 LOP tags for all hunts
LOCATION:
Ten miles south of Lakeview, Oregon and four
miles north of the Oregon / California border. The ranch has
great access as it lies on both sides of US Hwy 395. It is
bordered by Goose Lake on the west and Fremont National Forest
on the east.
LAND:
The terrain varies from flat riparian grazing
land and gently sloping crop land to hilly spring range and then
mountainous wildlife habitat next to the national forest.
CROPS:
This ranch has produced high test, dairy quality
alfalfa hay and also cereal grains including barley, wheat, oats
and rye, in the past, both for hay and combine. It is currently
growing alfalfa, orchard grass and alfalfa/orchard grass mix for
stock cow hay. There is also approximately 50 acres of native
clover and grass meadows that can either be hayed or grazed.
IRRIGATION:
Water for irrigation comes from Tandy Creek and
two wells that produce approximately 950 gallons per minute. It
is applied to the alfalfa and orchard grass with a center pivot
and wheel lines, and the meadow is irrigated by gravity flood
from the creek. There is an additional small meadow that sub
irrigates from a small seasonal run off. The riparian pasture
sub irrigates naturally.
GRAZING:
There is a small amount of spring feed on the
hill ground, but is mostly on the meadows, dry ground and
riparian land.
CARRYING CAPACITY:
Present owner keeps 50 to 60 cows year round
and summers another 150 to 200 pair for six months. Estimates
are that the ranch would easily carry 175 mother cows year
round.
IMPROVEMENTS:
There are three homes. The main house, a modular
with full daylight basement and garage, has 4 bedrooms and 3
bathrooms. It is immaculately kept and has a magnificent view
across the ranch and Goose Lake at the mountains beyond. Sunsets
are spectacular! The other two are very nice and comfortable 3
bedroom, 2 bath manufactured homes. There is a 4000 sq ft metal
building with double doors used for equipment or hay storage,
two older livestock or horse barns, a 44 X 52 pole hay barn and
a 104 X 44 pole barn with 104 X 32 attached horse stalls. There
are two shops. A small older one, 27 X 24 and a modern 80 X 40
with overhead hoist, 2 12x12 doors and a 16x12 door in the side
and a 16x14 in the end and a 20x100 concrete apron. Good set of
corrals with chutes.
WATER:
There are at least three ponds on the ranch
itself. Two are fed by the creek and ground water and one is
kept full by an artesian well.
GEOTHERMAL:
There are two geothermal wells on this ranch with
temperatures near 200 degrees that flow approximately 200
gallons per minute each. One of them has a pump in it and,
although it has not ran for some time, pumped 1800 GPM when it
was drilled. It was drilled for irrigation, but proved to be
unsuitable for crops.

Powder Horn Ranch
This property is located approximately 8 miles from the town of
Lakeview in south central Oregon. It has approximately 5 acres
of irrigated meadow and some sub-irrigated pasture as well as
two seasonal ponds and rolling range land. The 170 acres of
range provides excellent forage for a variety of livestock and
wildlife.
The home is truly one of the nicest available on a property this
size. The original house was incorporated into a new custom
built home in 1998. It has 2 bedrooms, a bonus room that also
qualifies as a bedroom and a very large formal dining room. It
features vaulted ceiling, custom rock work, several beautiful
stained glass windows, custom Oak cabinets and Pergo flooring in
the kitchen. The doors are solid Oak and the Oak flooring in the
living room and bedrooms was specially milled and brought in
from Central California. The ceiling and all walls, including
the interior walls, are well insulated making for quiet comfort
throughout the year. It is efficiently heated with monitor
heater supplemented with a modern wood stove, and cooled with a
closed allergy tight air conditioner with HEPA filtration system
that can be operated independently. The exterior of the home is
sided with concrete lap siding and features a lifetime metal
roof. The spacious rear deck provides a spectacular view and
pleasant wildlife viewing experience.
There is a second dwelling that is presently used for storage.
The roof and exterior is in great shape and, with some
remodeling inside, could be a comfortable second home. There is
also a small “bunk house” with bed and bath used for guests.
The home has 200 amp electric service and the barn and all
outbuildings also have electricity.
The homestead is located well off the nearest public highway
with access by a private road, thus providing a high degree of
privacy.
The present owners run up to 70 sheep and the irrigated 5 acres
provides enough hay to sustain them through the winter. The
place is also ideal for horses or goats.
Wildlife is abundant including deer, waterfowl, quail and many
other bird species.

WIMBERLY ACRES:
264 acres featuring a home, shop,
timber, wildlife and lake. Very private setting with beautiful views
of the valley below and mountains beyond. The 3 bedroom, 2 bath home
sits above a small lake surrounded by pine trees and fringed
with willows. It is off the grid and has it’s own “state of the
art” solar power with generator back up. Wildlife is abundant,
especially Mule Deer and many species of birds. Rocky Mountain Elk
are sometimes seen on the ridge above the home site and have been
known to walk within a few feet of the house. There is enough
grazing to summer approximately 30 cattle. Roughly 40 acres of the
land is tillable and could be cropped if the Juniper trees and sage
were removed. There is a significant amount of merchantable pine
timber and an area of hard rock suitable for crushing. Every
property is unique and different, and this one is no exception. It
is a very special place indeed for someone who likes privacy, peace
and quiet.
This property qualifies for 2 LOP tags.

Price Reduced BROWN RANCH
This special place is located approximately 10 miles west of Lakeview
Oregon at the end of a well maintained county road. The road ends at the
property. The old homestead is in about 3/4 of a mile, and when you are
there, it feels like you are in the middle of nowhere – even though it
is only 10 miles from town.
Virtually all 868 acres is usable. There is 221 acres of water rights
irrigated from a well that produces in excess of 800 GPM. There is
approximately 2 ˝ miles of duck infested canal winding through the
property creating some 200 acres of lush, green sub-irrigated meadows.
and at least another 210 acres of good farm ground. The balance is now
being pastured, but could also be dry farmed. There is a brand new
center pivot with a 5 year warranty and a wheel line that needs some
work.. A 14 acre reservoir needs some repair, but has the authority to
be reinstated. This will not only create additional irrigation water
storage, but be very beneficial to wildlife as well. Wildlife consists
of Pronghorn Antelope, Mule Deer, waterfowl and various species of song
birds and birds of prey, as well as other small animals. The reservoir,
if properly maintained, could conceivably be stocked with fish.
Improvements on the ranch, other than the irrigation equipment, is
minimal, but are located at an old homestead that is in a beautiful,
grand and private setting. There is a good hay shed and small shop. The
corrals need a lot of repair.
This ranch should be capable of running 150 to 200 mother cows year
round.

on the ground from early November through April is not unusual.
TOPOGRAPHY: Relatively flat with some higher elevations around
the outer perimeter.
VEGETATION: Bull Prairie is a high mountain meadow consisting
mostly of native grasses and sedges with some native clover and other
legumes. The outer edges, especially on the northeast and east side,
have aspen and pine trees.

and by Porcupine Creek, also a year round stream. The meadow is
completely sub-irrigated and there are several springs and ponds.

late September or early October. Carrying capacity is 300 to 350 cow

snowmobiling and cross country skiing.
Mountain properties as large and as accessible as this that are
completely surrounded by national forest are hard to come by anymore.
Especially with all the amenities that this has. Truly a mountain
paradise in the beautiful Warner Mountains of Northern California and
Southern Oregon
