Kelly Creek Ranch
Location: The Kelly Creek Ranch is located along Highway 395
between Goose Lake and the Warner Mountain Range, 12 miles south of

VALLEY FALLS RANCH
This historic ranch, once
headquarters of the sprawling Heryford family holdings in the 1800s,
has been owned by the same family since 1910. It is one of the most
efficient mid sized ranches in all of Eastern Oregon. One of the owners

meadows have a gentle slope to the east, which makes them a breeze to

LAND: The ranch consists of over 5,216 deeded acres containing
1,600 acres of irrigated meadows; 2,400 acres of tillable ground now in
sage, native pasture and Crested Wheatgrass; 500 acres of range and
reservoir site and approximately 100 acres of home sites, corrals, barn,
shop, ditches, canals, streams, etc. Virtually all the tillable ground
is capable of growing alfalfa. There is also an additional 5,000 acres

OPERATION: The ranch has traditionally been operated as a
cow/calf operation. Owner runs 500 to 550 mother cows year round. He calves in
early
summer and carries the calves over to the following April. He has
been running 500, 1400 pound cows, plus replacements, and selling
some hay annually. However, current numbers are down due
to heavy culling and stands at 470 cow/calf pair, 49 bred heifers and 21
bulls. The cattle will be available to the new owner at market
price.
TAXES: There are 19 tax lots and the property tax for this

SUMMARY: This ranch is a very efficient and well maintained
operation. All improvements are in excellent condition and the grounds
are very clean and free of trash and debris. It serves the owners well
and they are content to run it the way it is. However, there is
significant opportunity to greatly increase the productivity, and thus

LOCATION: 8 miles northwest of Lakeview, Oregon.
ELEVATION: 4800 to 5100 feet above see level.
TOPOGRAPHY: Approximately 90 acres of irrigated and
sub-irrigated pasture is relatively flat.The balance of the property is
rolling with several draws and a few ravines that are moderately steep
on one side and gently sloping on the other with seasonal streams and
ponds in the bottom. There are several plateaus and homesites with

VEGETATION: Various types of native grasses mingled with sage,
